Mission Viejo and nearby communities on our route
Mission Viejo's master plan was written in 1964, a year before the first homes went on sale, and Lake Mission Viejo opened to Lake Association members in 1978. The homes span every decade since, from early tracts to Palmia, the guard gated 55+ community built between 1988 and 1999. The price depends on height, not variety. Our 6 ft tree costs $465, our 8 ft tree $589, and tax is added on top. Both include the loaned stand, delivery, setup in your home and January pickup. Lights and ornaments stay with you, which keeps the best part in the family. When you choose your tree and delivery date, add a note about gates, stairs or a long walk from the curb.

Delivery day
Both 55+ communities have staffed gates, so the crew needs to be on your guest list. Add TreeDrop for your delivery date, then add us a second time before January pickup. If someone other than you will be home to open the door, put their name and number in your checkout notes so the crew knows who to ask for.
Around the lake and in the attached homes at Palmia and Casta del Sol, the front door might be up a flight of stairs or at the end of a long walkway. The crew carries the tree the whole way. Tell us at checkout about stairs, a narrow landing or a tight turn, and measure that turn if you have doubts.
Most homes in Casta del Sol are one story, which usually means a level carry from the driveway to the living room. The ceiling still decides the size. A flat 8 ft ceiling fits our 6 ft tree. Give the 8 ft tree a ceiling of about 10 ft; a 9 ft ceiling leaves the choice to you, with roughly a foot left over for the stand and topper.
The local season
The city usually welcomes Santa on the Sunday after Thanksgiving, when he rolls up to City Hall on a fire engine at 6 pm and switches on the holiday lights. Christmas programs here go back to 1967, the year of the first Five Nights of Christmas.
Out on the water, the Lake Association has Light the Lake on its calendar for Saturday, December 5, 2026, from 5 to 8:30 pm, for members and their guests. If you want your tree trimmed before either evening, pick a delivery date with a few days to spare. Once it's up, keep the stand topped up with water every day.

When January pickup rolls around, the crew returns, lifts the bare tree out and collects the stand, then hauls the tree off for disposal, or for green waste recycling in places that take it. Every decoration needs to be off first, tinsel and topper included. Yes. Aegean Hills has been part of the city since its 1992 annexation, and it's on our regular route with the same two varieties and prices as the rest of town. Pick your date online and add any notes about steps or parking, and the crew handles the carrying, the stand and the cleanup.
Yes. The crew carries the tree inside and sets it where you want it, including up a flight of stairs. Tell us the floor, the number of steps and any tight landings when you check out. If access is unusual, any extra charge is confirmed before checkout.
Yes. Trees 9 ft and up are a special order with a custom quote, subject to availability and a look at access. Custom homes in Pacific Hills vary a lot, so measure the ceiling over the tree's spot and describe the way in, including doors, stairs and turns.
